George F. Young’s Land Planning staff is a very experienced team of certified land planners/landscape architects with over 107 years of combined experience. Typical tasks/work products addressed by the Land Planning team are feasibility studies, conceptual designs, land use regulatory research, traffic impact statements, development orders, master plans and landscape design scenarios. The Land Planning team in concert with our environmental/civil engineers and ecologists have prepared various types of land use feasibility studies for our Clients including governmental entities, developers, and property owners.
Our feasibility studies have included predicate land use studies for condemnation cases; suitability studies for land conservation purposes; pre-entitlement due diligence studies for developers; bank owned distressed properties studies, property owner’s land studies for sales negotiation purposes and land suitability studies for government agencies.
The feasibility studies typically examine the constraints to and opportunities for development and resource protection. Our detailed review of land use regulations and comprehensive plans reveal the legal possibilities for development. An examination of any physical conditions/constraints plus existing and future infrastructure conditions help determine property limitations. Together, utilizing the legal possibilities and physical constraints we can determine the reasonable probability for developed success. The use of a market study is utilized for economic feasibility purposes, as well as to attract potential land users/buyers.
